A warm and welcoming house with a host of original features remaining including slate floors, beamed ceilings, hand-carved oak floors and inglenook fireplaces. Set in one acre with its own barn, cart sheds, old forge (now a shed) and Grade II listed stone pigsties! Beautiful views from the front of the house over the water meadows, tree-clad mountains behind and fields either side. There is a drive into the property between the house and the barn with ample parking for up to five cars. The House The house is fully equipped, has gas fired central heating throughout and has been awarded a four star rating by the Welsh Tourist Board. Ground floor: • Sitting Room with Inglenook fireplace with solid fuel stove. T.V. and Video. • Separate Dining room with large oak table which seats ten. • Study (former stable), utility area with deep freeze washing machine and tumble dryer. • Further Reception room (former Dairy) also with TV and Video. • Kitchen - Fully equipped modern eat-in kitchen. Dishwasher, fridge, electric oven and hob, Inglenook fireplace with Rayburn solid fuel cooker, butler sink, microwave etc. First Floor: • 5 bedrooms - 2 Double (one with en-suite bathroom). - 3 Twin. The house can provide further sleeping accommodation if needed using a sofa bed (double) in the sitting room, cot and camp beds (available by request). The Barn The 2 bedroomed barn has recently been converted to a high standard to provide all modern conveniences whilst still retaining the character of the old barn. Solid oak floors are laid throughout and the main living area retains the vaulted ceiling with its roof beams and kingposts. The kitchen area is fully equipped with granite worktops and a butler sink. There is gas fired central heating throughout and it has been awarded a 5 star rating by the Welsh Tourist Board. Accommodation • Large living room with comfortable sofas and a sofa bed, a TV and DVD. • The dining and kitchen area has a fridge, electric oven and hob, microwave, dishwasher, washer/dryer, ironing board etc. • Main bedroom with double bed and fitted wardrobe, second bedroom with two singles. • Bathroom with bath and power shower etc. • There is a further Z bed if required. Amenities The historic village of Harlech with its castle and beautiful sandy beach together with the town of Porthmadog with its sailing facilities and sandy drive-on beach are equidistant being approx. 7 miles. The Italianate village of Portmeirion is a short distance from the house.
Leisure Extensive walking in the surrounding hills and mountains, pony trekking, fishing, golf, are all close by. Additionally, bird-watching, swimming (pool at Harlech), miniature steam railway, shopping (at Porthmadog) etc. The mountains of Snowdonia stretch all around. Snowdon with its mountain railway, Betws-y-Coed, Conway, Llandudno and Caernarfon are all within easy reach. The village of Maentwrog is approximately 2 miles away and has two very old inns which are "children-friendly" and serve food throughout the day and evening meals. Please provide your own bed linen and towels. Taking care of the property: The property, furniture and equipment are to be left in the same condition that they were found on arrival. Any damage, loss or breakages must be paid for. However, minor accidental breakages will not normally be charged for. The accommodation is only for the number of people (plus cot/childs camp bed) stated when booking. Arrival & Departure: Arrive at any time after 3.30pm on the day of arrival. Guests are requested to vacate the premises by 10am on the morning of their departure. Pets: We are very pleased to welcome well behaved pets to the house, but would ask that you do not allow them on the furniture or beds or to roam outside unattended at any time. Payment/Reservations/Cancellations: Reservations must be accompanied by a deposit of 25% of the tariff price, with the balance payable at least 4 weeks before the arrival date. If the booking is made within 4 weeks of the arrival date, the total price will be required. We will send written confirmation upon receipt of the Booking Form. Non payment of the balance due will be considered a cancellation (no reminders are sent). In the event of a cancellation you will be liable to pay the total amount due. However, if we manage to re-let the accommodation, 75% of the cost will be returned. You are advised to take out cancellation insurance to cover this eventuality.
